    The project is located in the Sunset District between La Playa Street and Lower Great Highway with Lincoln and Irving Streets to the north and south of the parcel. There is an existing motel and parking lot at the site which will be demolished to make way for a new residential building for seniors, which will also include an Adult Day Health Care Center (Institutional Community Facility). The primary entrance for the apartment building and the ADHCC will be located on La Playa. The project will provide a total of 199 apartment units, nine parking spaces, outdoor spaces, a community space with a community kitchen, amenity spaces, and a tenant improvement space that will be the ADHCC. The apartment includes a mix of studios, one bedrooms, and two bedrooms.

    The proposed project (“Project) would demolish an existing one-story automobile service building and construct a new eight-story residential building with basement level vehicle parking. The building height to the rooftop would be approximately 82 feet and inclusive of the elevator penthouse, the building height would be approximately 96 feet. The project would have 46 residential units, 23 vehicle parking spaces, and 46 Class 1 bicycle spaces. The unit mix would consist of 1 studio unit, 23 one-bedroom units, 16 two-bedroom units, and 6 three-bedroom units. The project would have an accessible roof deck for tenant use. Pursuant to California Government Code Sections 65915 (State Density Bonus Law), the project requests four waivers for rear yard (Sec. 134), dwelling unit exposure (Sec. 140), active use (Sec. 145.1(b)(3)), and height (Sec. 260); and one incentive to collapse the affordable housing inclusionary tiers (Sec. 415).

The proposed new building approximate total of 159,205 gross square feet will be a total of 4-stories on 42nd Avenue and five-stories on 43rd Avenue, and will include approximately 20 Studio units, 46 one-bedroom units, 59 two-bedroom units and 9 three or more bedroom units. Including 7,310 square foot publicly accessible open space, and private and common open space areas for the residents, 48 vehicular parking spaces, two car-share spaces, 111 class 1 bicycle parking spaces, and nine Class II bicycle parking spaces.
